Baz\u0131 uzmanlar, y\u00fcksek talebin azalmas\u0131 nedeniyle bu y\u0131l i\u00e7in fiyat d\u00fc\u015f\u00fc\u015f\u00fc \u00f6ng\u00f6rd\u00fcler. Ancak T\u00fcrkiye, konut fiyat art\u0131\u015f\u0131nda k\u00fcresel s\u0131ralamalarda lider konumunu koruyor. T\u00fcrkiye&#039;deki gayrimenkul\u00fcn 2024 y\u0131l\u0131ndaki tahmini de\u011ferini belirlemek i\u00e7in en son analizleri inceledik.<\/p>\n<p> <strong>2023 Sonu\u00e7lar\u0131<\/strong><br \/> \u0130statistiklere g\u00f6re, T\u00fcrkiye Cumhuriyeti bir\u00e7ok k\u00fcresel s\u0131ralamada gayrimenkul fiyat art\u0131\u015f\u0131nda birinci s\u0131rada yer al\u0131yor. \u00d6rne\u011fin, Global Property Guide s\u0131ralamas\u0131nda T\u00fcrkiye, 41.701 TP3T&#039;lik konut fiyat art\u0131\u015f oran\u0131yla birinci oldu. Kuzey Makedonya 18.321 TP3T oran\u0131yla ikinci, Birle\u015fik Arap Emirlikleri ise 14.561 TP3T oran\u0131yla \u00fc\u00e7\u00fcnc\u00fc s\u0131rada yer al\u0131yor. G\u00f6r\u00fcld\u00fc\u011f\u00fc gibi, di\u011fer \u00fclkeler bu g\u00f6stergede \u00f6nemli \u00f6l\u00e7\u00fcde geride kal\u0131yor.<br \/> T\u00fcrkiye i\u00e7 piyasas\u0131n\u0131n analizi, emlak fiyatlar\u0131n\u0131n en belirgin \u015fekilde b\u00fcy\u00fck \u015fehirlerde, yani Ankara, \u0130stanbul ve \u0130zmir&#039;de artt\u0131\u011f\u0131n\u0131 ortaya koyuyor. Ortalama ev fiyat\u0131n\u0131n bir \u00f6nceki y\u0131l\u0131n e\u015fi\u011fini a\u015farak 3 milyon TL&#039;ye (106.800 TL) ula\u015ft\u0131\u011f\u0131 yerler de bu b\u00fcy\u00fck \u015fehirler oldu.<\/p>\n<p> <strong>T\u00fcrk gayrimenkul piyasas\u0131<\/strong><br \/> 2023 y\u0131l\u0131n\u0131n sonunda konut sat\u0131\u015flar\u0131nda bir d\u00fc\u015f\u00fc\u015f bekleniyordu. Talepteki d\u00fc\u015f\u00fc\u015f\u00fcn fiyatlar\u0131n d\u00fc\u015fmesine yol a\u00e7aca\u011f\u0131 varsay\u0131m\u0131 mant\u0131kl\u0131 olurdu. Ancak bu tahmin ger\u00e7ekle\u015fmedi.<br \/> \u0130stanbul \u0130n\u015faat Derne\u011fi (\u0130NDER) taraf\u0131ndan sunulan tahminlere g\u00f6re, T\u00fcrk gayrimenkul piyasas\u0131n\u0131n 2023 y\u0131l\u0131nda 14,9 milyar T\u00fcrk yenine ula\u015fmas\u0131 bekleniyor. 2028 y\u0131l\u0131 sonuna kadar ise bu rakam\u0131n 14,1 milyar T\u00fcrk yenine ula\u015fmas\u0131 ve y\u0131ll\u0131k bile\u015fik b\u00fcy\u00fcme oran\u0131n\u0131n (CAGR) 11,161 milyar T\u00fcrk yen olmas\u0131 \u00f6ng\u00f6r\u00fcl\u00fcyor.<br \/> T\u00fcrkiye&#039;de gayrimenkul sat\u0131n almak, \u00fclkenin m\u00fckemmel ula\u015f\u0131m ba\u011flant\u0131lar\u0131, elveri\u015fli co\u011frafi konumu, zengin turizm kaynaklar\u0131 ve geli\u015fmi\u015f altyap\u0131s\u0131 nedeniyle bir\u00e7ok yat\u0131r\u0131mc\u0131y\u0131 cezbetmektedir. Avrupa ve Asya&#039;n\u0131n kav\u015fa\u011f\u0131 olan \u0130stanbul, yat\u0131r\u0131mc\u0131lar i\u00e7in ger\u00e7ek bir cennet ve gayrimenkul piyasas\u0131nda y\u00fckselen bir y\u0131ld\u0131z haline gelmi\u015ftir.<br \/> B\u00fcy\u00fck \u015fehirlerin merkez b\u00f6lgelerinde arazi yetersizli\u011fi nedeniyle, b\u00fcy\u00fck \u00f6l\u00e7ekli in\u015faat projeleri \u015fehirlerin d\u0131\u015f b\u00f6lgelerine kaym\u0131\u015ft\u0131r. B\u00fcy\u00fck \u00f6l\u00e7ekli konut in\u015faat\u0131 h\u0131zla geli\u015fmektedir. \u00d6zellikle d\u00fc\u015f\u00fck gelirli aileler i\u00e7in konut sa\u011flanmas\u0131na \u00f6nem verilmektedir. Depreme dayan\u0131kl\u0131 konut alanlar\u0131na \u00f6zellikle talep vard\u0131r.<\/p>\n<p> <strong>T\u00fcrkiye&#039;de Gayrimenkul Almak \u0130\u00e7in En \u0130yi 5 \u015eehir<\/strong><br \/> Analiz raporlar\u0131na g\u00f6re, T\u00fcrkiye&#039;de gayrimenkul sat\u0131n al\u0131m\u0131nda en y\u00fcksek talebin oldu\u011fu \u015fehirler \u015funlard\u0131r:<\/p>\n<ul>\n<li> \u0130stanbul \u2013 416 bin i\u015flem;<\/li>\n<li> Ankara \u2013 214 bin i\u015flem;<\/li>\n<li> \u0130zmir \u2013 170 bin i\u015flem;<\/li>\n<li> Antalya \u2013 132 bin i\u015flem;<\/li>\n<li> Bursa \u2013 132 bin i\u015flem.<\/li>\n<\/ul>\n<p> Ayr\u0131ca Alanya, gayrimenkul sat\u0131\u015flar\u0131nda h\u0131zl\u0131 bir b\u00fcy\u00fcme ya\u015f\u0131yor ve 201.000 adede ula\u015ft\u0131. Bu y\u00fcksek rakam, \u015fehrin h\u0131zl\u0131 geli\u015fimi ve y\u00fcksek yat\u0131r\u0131m potansiyeli sayesinde elde edildi.<\/p>\n<p> <strong>2024&#039;te T\u00fcrkiye&#039;deki emlak fiyatlar\u0131: uzman tahminleri<\/strong><br \/> Uzmanlar, T\u00fcrkiye&#039;de gayrimenkul fiyatlar\u0131ndaki h\u0131zl\u0131 y\u00fckseli\u015f trendinin devam edece\u011fine inan\u0131yor. Gelecek y\u0131l\u0131n ortas\u0131na kadar T\u00fcrkiye&#039;de 2023 fiyatlar\u0131yla ev sat\u0131n almak neredeyse imkans\u0131z hale gelecek. Bunun nedeni a\u015fa\u011f\u0131daki fakt\u00f6rlerdir:<\/p>\n<ul>\n<li> \u0130n\u015faat malzemelerinin artan maliyetleri;<\/li>\n<li> Geli\u015ftirme i\u00e7in arazi eksikli\u011fi;<\/li>\n<li> \u00dclkenin b\u00fcy\u00fck \u015fehirlerinin h\u0131zl\u0131 geli\u015fimi ve yat\u0131r\u0131m \u00e7ekicili\u011finin art\u0131r\u0131lmas\u0131;<\/li>\n<li> Gayrimenkul kiralama piyasas\u0131nda y\u00fcksek talep ve arz yetersizli\u011fi;<\/li>\n<li> T\u00fcrkiye&#039;de \u00e7ok say\u0131da b\u00fcy\u00fck \u00f6l\u00e7ekli in\u015faat projesi bulunmaktad\u0131r.<\/li>\n<\/ul>\n<p> <strong>T\u00fcrkiye&#039;de gayrimenkul sat\u0131n almaya de\u011fer mi?<\/strong><br \/> T\u00fcrkiye&#039;de gayrimenkule yat\u0131r\u0131m yapmak \u015fu anda her zamankinden daha karl\u0131. Bunun ba\u015fl\u0131ca nedeni, fiyatlar\u0131n \u00f6n\u00fcm\u00fczdeki birka\u00e7 y\u0131l i\u00e7inde artmaya devam etmesinin beklenmesidir. Bu art\u0131\u015f tamamen metodolojik olsa da, \u015fu anda elveri\u015fli yat\u0131r\u0131m ko\u015fullar\u0131 mevcut. Bunun nedenleri \u015funlard\u0131r:<\/p>\n<ol>\n<li> <span style=\"font-weight: 500;\">Olumlu d\u00f6viz kuru<\/span> . T\u00fcrk liras\u0131 uzun y\u0131llard\u0131r de\u011fer kaybediyor. Bu durum, fonlar\u0131n\u0131 dolar veya euro cinsinden tutan yabanc\u0131 yat\u0131r\u0131mc\u0131lar i\u00e7in avantajl\u0131d\u0131r. Bu nedenle, konut fiyatlar\u0131ndaki h\u0131zl\u0131 art\u0131\u015fa ra\u011fmen, zay\u0131flayan lira finansal kazan\u00e7lar\u0131 garanti alt\u0131na almaktad\u0131r.<\/li>\n<li> <span style=\"font-weight: 500;\">Gayrimenkul fiyatlar\u0131nda h\u0131zl\u0131 art\u0131\u015f.<\/span> B\u00fcy\u00fck turistik b\u00f6lgelerde, in\u015faat i\u00e7in uygun arsa neredeyse hi\u00e7 kalmad\u0131. Antalya 801 trilyon rupiahl\u0131k art\u0131\u015fla ikinci s\u0131rada yer al\u0131rken, Bursa ve \u0130zmir 741 trilyon rupiahl\u0131k art\u0131\u015fla \u00fc\u00e7\u00fcnc\u00fc s\u0131rada yer al\u0131yor.<\/li>\n<li> <span style=\"font-weight: 500;\">Yat\u0131r\u0131m oran\u0131.<\/span> T\u00fcrk gayrimenkul\u00fcne yat\u0131r\u0131m yapmak, yabanc\u0131 yat\u0131r\u0131mc\u0131lar i\u00e7in k\u00e2r garantisi sunuyor. Gelecek y\u0131l gayrimenkul piyasas\u0131na yat\u0131r\u0131m 1 milyar TL&#039;ye ula\u015facak. Gayrimenkullerin yeniden sat\u0131\u015f\u0131 veya kiraya verilmesi, uzun ve orta vadede \u00f6nemli k\u00e2rlar sa\u011flayacakt\u0131r.<\/li>\n<li> <span style=\"font-weight: 500;\">Modern in\u015faat teknolojileri.<\/span> T\u00fcrkiye&#039;nin gayrimenkul piyasas\u0131 hem uygun fiyatl\u0131 daireler hem de l\u00fcks se\u00e7enekler sunuyor. H\u00fck\u00fcmetin \u00f6n\u00fcm\u00fczdeki y\u0131llara y\u00f6nelik planlar\u0131na g\u00f6re, h\u00fck\u00fcmet mevcut kentsel altyap\u0131y\u0131 yenilemeye ve yeni altyap\u0131 in\u015fa etmeye, yol kalitesini iyile\u015ftirmeye devam edecek. Gayrimenkule 1.000.000 T\u00fcrk frang\u0131ndan fazla yat\u0131r\u0131m yapan yat\u0131r\u0131mc\u0131lar, basitle\u015ftirilmi\u015f bir s\u00fcre\u00e7le &quot;alt\u0131n pasaport&quot; edinebilirler. Ayr\u0131ca, yat\u0131r\u0131mc\u0131lar vergi ve g\u00fcmr\u00fck indirimleri de dahil olmak \u00fczere \u00e7ok say\u0131da devlet te\u015fvikinden yararlanabilirler.<\/li>\n<li> <span style=\"font-weight: 500;\">Makul fiyatlar.<\/span> Avrupa \u00fclkeleri ve Amerika Birle\u015fik Devletleri, T\u00fcrkiye&#039;deki konut maliyetlerine k\u0131yasla \u00e7ok daha y\u00fcksek emlak fiyatlar\u0131 ve vergi oranlar\u0131 sunmaktad\u0131r.<\/li>\n<li> <span style=\"font-weight: 500;\">Rahat ya\u015fam ko\u015fullar\u0131.<\/span> T\u00fcrk vatanda\u015flar\u0131, ho\u015f bir iklim de dahil olmak \u00fczere, her t\u00fcrl\u00fc konforlu ya\u015fam ko\u015fuluna tam eri\u015fime sahiptir.<\/li>\n<\/ol>\n<p> \u00d6zetle, T\u00fcrkiye&#039;de gayrimenkul fiyatlar\u0131 y\u00fckselmeye devam ediyor.
