CEO of ANTA Group
Since 2015, I have been involved in the development of tourist locations.
First it was Kyiv, then all of Ukraine. This is how the Visit Ukraine and Visit World projects came into being.
As I grew my business, I began investing in various assets, primarily real estate.
I started in Ukraine: my partner and I invested in suburban complexes in the Kyiv region. Then came Türkiye and the UAE.
A background in the tourism industry provided an understanding of what kind of real estate would be profitable.
I subsequently founded the international development company ANTA Group. Today, we create our own residential and investment projects in Turkey and Bali.

SOO ANTA Group
An international attorney with 16 years of legal experience and deep financial expertise. Since 2015, I have served as the law firm's managing partner, providing strategic support and customized solutions for clients.
Since 2016, I've specialized in legal support for real estate transactions, while simultaneously developing my own investment projects in this sector. Having started with personally supporting properties in Ukraine, I subsequently expanded my portfolio to international markets.
My legal and financial expertise allows me to analyze international real estate opportunities, identify promising projects, and effectively manage risks.

Türkiye:
Property tax – 4% upon purchase.
Annual tax, amount 0.1-0.3% from the cadastral value
Bali:
Rental income tax – 20%.
Türkiye:
Expertise (real estate appraisal)
Registration of TAPU
Bali:
There are no additional costs
There are two options for obtaining a residence permit in Turkey when purchasing real estate:
Obtaining a residence permit through a Tapu (Tapu) when purchasing an apartment with a cadastral value of at least 200,000$
– the property is located in an area open for residence permits
If the cadastral value of a property is 400k$+, it is possible to submit documents for registration. On the island of Bali, obtaining a residence permit and citizenship is not linked to purchasing real estate. This is a separate procedure.
Profitability is primarily affected by:
a tourist flow that is virtually non-stop in both regions. The warm climate, 300 sunny days a year,
Developed infrastructure, a friendly atmosphere, and entertainment for every taste—all this makes Turkey and Bali attractive to tourists.
Rentals can be either short-term or long-term. It's important to keep in mind that short-term rentals can generate higher income than long-term rentals to permanent residents.
In addition to its tourist appeal, which directly impacts profitability, Bali has a law prohibiting the construction of buildings higher than four stories. This also creates a shortage of new, comfortable housing and positively impacts real estate prices.
The tourist flow to Turkey and Bali is stable and shows constant growth.
